Refer to blueprints for general specifications; the following specifications shall supersede any specifications on the plans.


Concrete: Engineered monolithic post tension slab 2500 PSI strength.


Porches Front & Rear: Colored Pavers over sand. 6" x 9" in herringbone pattern.


Front Walkway: Colored Pavers 6" x 9"



Stucco: Stucco shall be a 2 coat type with integral fiberglass strands in the mixture, this will be over standard lath, over 1” foam insulation board. The finish coat shall be #16 silica sand.



Exterior wall construction: 2 x 6 -16” on center with OSB shear wall sheathing per plan, nailed to studs. 

Entire exterior is sheathed with OSB sheathing




Drywall: Drywall shall be screwed in place, finished with a hand troweled texture, all exterior corners will be squared bullnose.



Paint: Interior walls will be painted one color with Dunn Edwards Paint or equal low sheen enamel paint, one coat sealer and one coat wall finish.  Exterior walls to be painted one color.


Insulation: Exterior walls will have an R19 value, all ceilings will be spray foam. 

Spray Foam insulation will be sprayed to the underside of the roof giving a conditioned air space for water lines and HVAC ducts. 

All bathrooms, laundry room and separation walls between living and sleeping areas will be insulated for sound proofing with R11. Garage ceiling and walls to be insulated the same as the home.



Roofing: 2 Part Self-Adhesive Roof system, far exceeding the performance of the standard hot mop practice of the region. 

 Polyflex membranes are premium, self-adhered plastomeric roofing, using Dual-Compound Self-Adhesive technology, whereby a true APP-polymer modified asphalt compound is applied on the top layer and an aggressive self-adhesive coumpound is applied on the bottom layer.



Garage doors: Steel insulated garage doors with side mount, direct drive electric openers on 2 doors, 3 remote controls provided. Rusted Panels.



Mechanical system: Rheem  4 ton & 3 ton 14 SEER Heat Pump units, or equal, all duct work to be owl flex type, mastic sealed joints.  Return air routed overhead. Third party inspection and certification of insulation, building envelope, and ductwork. Fresh air intake on AC units to improve indoor air quality. Programmable thermostats.



Plumbing: ABS waste and vent lines, all water lines in home to be PEX. PEX supply line to home. Where possible all water lines will be run overhead. Includes hot water recirculation pump and pre-plumbed for water softener. Plumbing fixtures per allowance.



Floor and Wall Tile: Porcelain tile floors per allowance. Porcelain tile bath surrounds and showers, per allowance.



Cabinets: Oakcraft Cabinets. Choice of alder, hickory, oak, natural maple, beech wood. Stain included. Plywood interior, maple solid wood dovetail drawers with undermount, soft/self close drawer slides. Euro hinges.


Countertops: Granite throughout per allowance


Windows: Vinyl thermal break Low E . 


Doors interior: Stain grade Alder 2 panel doors, per plan.

All interior and exterior doors 8’ tall.


Front Door:  Alder Stain Grade Door.  3’-6” x 8’-0”


Driveway:  Colored Pavers over sand. 6" x 9" in herringbone pattern.


Security: Home is prewired for security system .


Landscape: Front and backyard


Computer wiring: Home to be wired with Cat 5E Ethernet wiring, Cat 6 cable wiring, and phones with a central structured panel for distribution.
